Refurbishments & Extensions

Reimagining what you already have

Not every dream home begins with a blank sheet of paper. Sometimes the most exciting projects start with what’s already there – a house with potential, a space that no longer fits, or a building waiting to be reimagined. Refurbishments and extensions give us the chance to take familiar walls and layouts and transform them into something new: a home that feels fresh, functional, and tailored to the way you want to live.

At BCAE Architects, we see this kind of work as an opportunity. Whether you’re thinking about a simple reconfiguration or a bold multi-storey extension, it’s about more than square footage. It’s about unlocking the hidden potential of your home.

More than just extra space

When people think about extensions, they often imagine “adding on” – a bigger kitchen, an extra bedroom, another bathroom. All of these are important, of course. But the most successful projects do more than increase space: they improve the flow of the entire home.

By reworking circulation, introducing natural light, and connecting indoors with outdoors, we create spaces that feel not only larger but more alive. A single-storey kitchen extension might transform how the whole family uses the house. A loft conversion might make an entire floor feel more balanced. Even modest interventions can have extraordinary impact when they’re well considered.

At Brook Avenue in Scorton, for example, we completely refurbished a tired bungalow and extended upwards with a first-floor addition. The result was not just more space but a complete transformation of how the house functioned, turning an ordinary property into a home full of light, flow, and character.

Rethinking existing layouts

Not every project requires new walls or foundations. Sometimes the biggest difference comes from reconfiguring what you already have. Knocking through a wall to create open-plan living, relocating a staircase to free up circulation, or turning underused corners into purposeful storage – these are the changes that make daily life easier and more enjoyable.

Our Phillips Lane project in Formby is a good example. It wasn’t about sheer size but about giving the house a new lease of life – a complete refurbishment and facelift that modernised its appearance and reorganised its interior. By rethinking the plan and updating the finishes, we created a home that feels contemporary, efficient, and entirely renewed without losing its familiar footprint.

Old meets new

Working with existing buildings also means working with character. Some homes call for bold, contemporary additions that contrast with the old. Others need extensions that feel like a seamless continuation of what’s there.

We’ve designed glazed kitchen extensions that open up Victorian terraces to the garden. We’ve refurbished listed properties where every intervention had to respect historic fabric while introducing 21st-century comfort. And we’ve combined traditional street-facing façades with modern rear elevations, ensuring that homes feel at once timeless and contemporary.

Lorem ipsum dolor sit amet

On Oakmere Avenue and The Glen, for instance, the sites were both in sensitive greenbelt and open countryside settings. Normally the scale of extensions in these areas is tightly restricted, but by working closely with planning authorities and designing with sensitivity, we were able to create refurbishments and extensions that went beyond the usual allowances. The result was not overdevelopment but carefully considered homes that both respected their setting and gave their owners the space and quality of life they needed.

Light, flow, and connection

The real power of a refurbishment or extension lies not in how much is added, but in how it changes the way you live.

• Light: Bringing natural daylight deeper into the plan transforms atmosphere and mood. Rooflights, glazed doors, or carefully placed windows make once-dark corners inviting.

• Flow: A well-planned layout makes movement natural and intuitive. We think about how you enter the house, how you move from one room to another, and how spaces connect.

• Connection: Many of our projects aim to bring the outside in – connecting kitchens and living areas to gardens, patios, or courtyards. The result is a home that feels bigger, brighter, and more connected to nature.

Sustainable transformations

Refurbishment is one of the most sustainable forms of architecture. By retaining and improving existing fabric, we reduce waste and make better use of the resources already embedded in a building. But sustainability doesn’t stop there.

We look for opportunities to improve insulation, upgrade glazing, and integrate energy-efficient systems. Extensions can be designed to optimise natural light and ventilation, reducing reliance on artificial heating and cooling. Materials are chosen with care – durable, tactile, and low in environmental impact.

That way, your new home isn’t just beautiful now – it’s comfortable, efficient, and future-proof for decades to come.

Tailored to your life

Every refurbishment or extension begins with understanding how you live. Do you need space for a growing family, or a quieter retreat as the household changes? Is cooking and entertaining the heart of your home, or do you want somewhere to escape the noise? Do you need storage that works as hard as the rooms themselves?

We’ll sit down with you to explore what’s working and what isn’t. From there, we can sketch out options – some modest, some ambitious – to help you decide what feels right. The design will be tailored not just to your house, but to you.

Navigating complexity

Working with existing buildings can be complex: planning permissions, building regulations, party wall agreements, listed building consent. These hurdles can feel daunting, but they’re part of our everyday.

We’ll guide you through each step of the process, from initial feasibility to final approvals. Where specialist consultants are needed – structural engineers, heritage experts, or sustainability advisors – we bring them in at the right time, ensuring the design is robust and the journey is smooth.

More than the sum of its parts

The best refurbishments and extensions don’t just “add on.” They transform. They turn disjointed layouts into coherent homes. They take underused rooms and make them central to daily life. They bring light, flow, and delight where before there was frustration.

At BCAE Architects, we love the challenge of reimagining existing spaces. We see the potential in every awkward corner, every dark kitchen, every tired façade. With care, creativity, and rigour, we can unlock that potential and create a home that feels entirely new – even if its bones are decades or centuries old.

If you’re ready to reimagine your home – to add space, improve flow, bring in light, and make it work harder for you – we’d love to help. Whether it’s a modest refurbishment or a major transformation, we’ll bring clarity, creativity, and care to every step of the journey.
